J.C. Olmsted first prepared a report for the Backus property on Capitol Hill during his first visit to Seattle 1903. Although rejected, he was again asked to consult on the Backus property in The Highlands in 1909. Dawson continued work on The Highlands property until 1918, including preparing a Planting Plan, but Backus put work on hold at that time due to the war.
